Top D-FW commercial real estate deals for the week of April 16

WoodSpring Suites
Sales

A developer has purchased six acres on the northeast corner of U.S. Highway 75 and Legacy Drive in Plano. The new owner Three VP Texas LP plans to build a WoodSpring Suites Hotel and retail on the property. JLL’s Chris Gibbons brokered the sale.

An investor has purchased the Office Depot building at 3795 W Emporium Circle in Mesquite. The 22,000 square foot store is leased for four more years. Adam Gottschalk of Strive Real Estate brokered the sale.

A Plano-based cardiologist has purchased a 15,050 square foot medical office building at 4112 W. 15th Street. Debi Carter with Capstone Commercial brokered the sale.

A local investment group purchased Plaza Del Lago, a 320-unit apartment community at 3330 Webb Chapel Ext. in Dallas. Transwestern’s Taylor Snoddy, Philip Wiegand and James Roberts brokered the sale.

A New York investor has purchased the Credit Union of Texas building on FM 430 in Wylie. It was sold before the building was constructed and the tenant started paying rent. Jason Vitorino of Strive Real Estate brokered the sale.

Leases

Arcadia Inc leased 86,731 square feet of industrial space at 7601 Ambassador Row in Dallas. Keenan Cook at Mercer Co negotiated the leas with Canon Shoults at Holt Lunsford Co.

TTC Equipment & Supply LLC leased 29,600 square feet at 800 Industrial Boulevard in Grapevine. Canon Shoults and Clay Balch of Holt Lunsford Commercial negotiated the lease with Sarah Ozanne, Blake Kendrick and Ryan Boozer of Stream Realty and Mitch Pruitt of Prologis.

JCM Holdings LLC leased for 27,567 square feet of industrial space at Prologis Stemmons 11 at 151 Regal Row in Dallas. Transwestern’s Timothy Veler brokered the lease with Hanes Chatham of Stream Realty Partners.

Sheppard Mullin Richter & Hampton LLP subleased 25,902 square feet of office space at Chase Tower, at 2200 Ross Ave. in downtown Dallas. Transwestern’s Alan Harrington, Steve McCoy, Roy Reis and Ford Childress negotiated the transaction with Brooke Armstrong and Jeremy McGown of JLL.

Top Level Printing Ink Inc. leased 25,000 square feet of industrial space at 1343 Round Table Drive in Dallas. Jeremy Mercer at Mercer Co. negotiated the lease with Jason Moser at Stream Realty.

Prestonwood Landscape Services leased 24,100 square feet at 1344 Round Table Drive in Dallas. Canon Shoults, Josh Barnes and Clay Balch of Holt Lunsford Commercial negotiated the lease.

Burgess Construction Consultants Inc. has leased 14,649 square feet of office space located at 1255 West 15th Street in Plano. Kent Smith of NAI Robert Lynn negotiated the lease with James Engels and Holden Lunsford with Holt Lunsford Commercial.

Felder USA leased a 13,023 square foot commercial space at 1420 Halsey Way in Carrolton. Andrew Gilbert of Holt Lunsford Commercial negotiated the lease with Adam Jones with Stream Realty.

EM Squared Ltd. has leased 12,877 square feet of industrial space at 3245 W. Story Rd. in Irving. Brian Pafford and Jason Finch of Bradford Commercial Real Estate Services negotiated the lease.

Vixxo Corp. has signed a lease for 10,876 square feet of office space at 2711 LBJ Freeway in Dallas. Transwestern’s Justin Miller, Nathan Durham and Cohen Howard negotiated the lease with Steven Schneider of Site Selection Group LLC.

Jeroboam Inc. has leased 5,625 square feet of distribution space in Mockingbird Place, Building 3, 400 W. Mockingbird Lane, in Dallas. Brock Wilson and Joe Santaularia of Bradford Commercial Real Estate Services negotiated the lease.

Education Galaxy LLC has expanded its lease to 5,495 square feet of office space at The Forum at Central, 2201 N. Central Expressway, in Richardson. Transwestern’s Justin Miller and Cohen Howard negotiated the lease with Leslie Wood of NAI Robert Lynn.
